You know how many founder spots are left in your Bogotá locality. The figure comes from the database, the quota the team sets minus those who already listed, and if no quota has been set, no figure is shown.

Innmobiliaria is Bogotá's housing marketplace between owners and buyers, with no real estate agency in the middle. Owners list for free in three steps and can earn their owner badge; buyers search on a map, prove their WhatsApp is theirs, message the owner with one tap and book the visit, with the price compared against its area and the paperwork explained before signing.

Sell direct, with the help you choose
Selling direct saves you the commission. And so you can do it with confidence, Innmobiliaria is ready to offer you individual services: you choose which ones you need, tailored to you, with no hidden costs and no bundles.
declaredWho it is for, and why
For owners in Bogotá who want to sell or rent directly. With a real estate agency, the customary commission is 3% of the price: about COP 12 million on a COP 400 million home. On Innmobiliaria, the commission is $0. And for anyone buying, or looking for a brand-new home, who needs to know who is on the other side of the listing.
The big portals charge for the ad or hand the owner off to an agency. Here, owners prove they own the property by showing their title certificate, which is viewed and never stored, and buyers prove they are real with their WhatsApp. The price is compared with its area, the paperwork comes with the regulation behind it, new housing shows what the ad leaves out and the anti-fraud rules are there for anyone to read. Everything is deterministic code: zero artificial intelligence.

2.1 · Founding owners★ The starReal spots per locality, WhatsApp invitations, listings that never go stale and free guides. · 4 features
What it solves
Selling directly in Bogotá usually means going it alone, with no tools. Here owners join as founders: real spots per locality, invites for other owners, listings that never go stale and four free guides.
It fits if
- You own a home in Bogotá and want to sell or rent it directly, with no commission.
- You want to know how many founder spots are left in your locality before you list.
- You know other owners and want to invite them over WhatsApp with your own link.
What it is not
- It is not an urgency counter: where the team has set no quota, no number appears.
- The guides cite their sources, but they do not replace advice from a lawyer or a notary.
How it works · From a founder spot to a listing that stays live
- Start · Owner: Wants to sell directly in Bogotá
- Step · Owner: Claims a founder spot and lists
- At once · Innmobiliaria: At the same time
- Step · Owner: Invites other owners on WhatsApp
- End: Sees how many listed with their link
- Step · Innmobiliaria: Keeps the listing live for 60 days
- Decision · Owner: Does the owner renew it in time?
- End: Hides it from the public, without deleting it
Its pieces 4
You invite other owners with your own link, which opens WhatsApp with the message ready to send. Whoever lists with it counts as your invitee, and you see how many there are without seeing who they are.
Your invite link and how many owners already listed with itEach listing lasts 60 days and renews with one click from your private link. If no one renews it, it stops showing publicly without being deleted: buyers never run into abandoned listings.
Your listing, live until a set date, with the button to renew itYou get four free guides for selling without an intermediary: how to take the photos, the legal and notary checklist, how to get your title certificate in 10 minutes and how to set the price, each with its sources.

What is a founder spot?
It is one of the founder places the team opens in each Bogotá locality. The number you see is the quota set minus the owners who already listed there, counted in the database. Where no quota is set, no number appears at all.
Expired listing or deleted listing?
An expired listing is not lost. It stops showing publicly but stays saved, and you bring it back by renewing it with your private link.
It shows in search and on its page until its end date. One click renews it for 60 more days.
It no longer shows publicly, but it is not deleted. Buyers never run into abandoned listings.
Your listing reaches its 60 days and nobody renews it: what happens?
It drops out of search and off its public page, but it is not deleted. With your private link, one click renews it for 60 more days and it is live again. What is listed here is live.
You invite a neighbor and she lists with your link: what do you see?
Her listing is recorded as invited by you and your count goes up. You see how many owners listed with your link, never who they are or their details. Only invitees who actually listed count.
2.2 · Listing is signing upThree short steps, no account or password: your property is registered and you take away the key to complete it. · 3 features
What it solves
A waitlist asks for an email and leaves nothing listed. Here owners sign up by listing their home in three short steps, with no account or password, and get a private link to finish it.
It fits if
- You want to list from your phone without creating an account or remembering another password.
- You got interrupted halfway through: the draft saves itself and you pick up where you left off.
- You first want to understand why selling direct makes sense and what an agency charges.
What it is not
- It registers no one without their express data consent (Colombia's Law 1581).
- There is no username or password: your "my listing" link is your key, so keep it safe.
How it works · Listing in three steps
- Start · Owner: Taps the button to list as a founder
- Step · Owner: Steps 1 and 2: their details and the home's
- Step · Owner: Step 3: reviews and ticks the consent box
- Decision · Owner: Consent box ticked?
- Step · Innmobiliaria: Registers it and gives the private link
- End: Finishes the listing whenever they like
Its pieces 3
You see right away why it pays to sell directly: the page shows what an agency charges, how registration works, what buyers can already do and the frequently asked questions. It is static, so it loads instantly.
The landing page: what already works on the buyer's sideSigning up means listing your property, not leaving an email on a list. Your details, the property's details and your consent go in three short steps, and the draft saves itself so you can pick up where you left off.
Step 2 of 3: the property, with the neighborhood from the city catalogWhen you finish you receive your private “my listing” link, the only key to complete and edit your listing. Its key sits in the part of the address the browser doesn't send, so it never reaches the server.
Registered as a founder, with your private link to complete itCards 3
What does "listing is signing up" mean?
You don't leave an email and wait: your sign-up is your home, already listed. Your details, the home's and your consent go in three short steps, and you finish as a founder with a private link to complete it.
An email on a list, or a listed home?
The difference is what you have when you finish. Here it is not a promise to notify you later: it is your home, registered, and a key to keep going.
You wait for someone to write to you. Nothing of yours is listed.
Your home is registered as a founder listing and you get the "my listing" link to add photos and a description.
You close the page halfway through step 2: do you lose your progress?
No. The draft saves itself in your browser and, when you come back, the form picks up where you were. Nothing is listed until you review, tick the data consent box and submit.
2.3 · Your listing, completeUp to 12 lightweight photos, a guided description and a property page you can share on WhatsApp. · 2 features
What it solves
A half-finished listing convinces no one, and finishing it shouldn't need a computer. Here owners add photos and a description from their phone and share their page on WhatsApp without exposing their number.
It fits if
- Your photos are on your phone and you want to upload them without worrying about size: they are compressed first.
- You want to know what your listing is missing: a bar shows you, live.
- You want to send your page on WhatsApp with the cover photo, neighborhood and price in the preview.
What it is not
- The public page never shows your number, email, address or property registration number.
- Not every photo goes in: up to 12 fit, and ones that are too small are rejected with a notice.
How it works · Finishing and sharing your listing
- Start · Owner: Opens the private "my listing" link
- Step · Owner: Adds photos, picks a cover, describes
- Decision · Innmobiliaria: Is a photo too small?
- Step · Owner: Shares the public page on WhatsApp
- Decision · Owner: Contact turned on in "my listing"?
- End: If WhatsApp-verified, can message the owner
- End: Sees the page, with no message button
Its pieces 2
You build your listing from your phone: up to 12 photos that are compressed before upload, the cover you choose and a guided description. A bar shows you live how much is still missing, and photos that are too small are rejected with a clear notice.
Your listing at 97%: the photos, the cover and what is missingEach property has its own page, ready for WhatsApp with a preview of the cover, neighborhood and price. Your number, your email, your address and the registration number never appear on it: only a verified buyer can message you, and only if you turn that on.
The public page: badge, price, size and a price within rangeCards 3
What does your listing's progress bar measure?
How far your listing is from complete. It rises live as you add photos, pick a cover and write the guided description, so you know what to finish before sharing your page.
What does everyone see, and what only you?
The public page is for sharing; your private link is for managing. No one reaches your number from the page: only a verified buyer can message you, and only if you turn it on.
Photos, details, neighborhood, price and badge. Never your number, email, address or registration number.
Only you have it. With it you complete and edit your listing, turn on contact and see who messaged you.
You upload a very small photo from your phone: what happens?
It is rejected with a clear notice and your listing stays as it was. The others are compressed before uploading, up to 12, and you choose the cover or remove the ones you don't want.
2.4 · Privacy and the team panelYour data protected under Law 1581 and a private panel where a person verifies, tracks the campaign and sets the spots. · 4 features
What it solves
A direct market needs someone to verify owners without keeping their papers. Here a team member grants the badge after seeing the certificate, tracks the campaign and sets quotas; your data follows Law 1581.
It fits if
- You are on the team and need to see every listing with its level, photos and date.
- You want to know how many founders listed, how many have photos and how many are verified.
- You are an owner and want to know who handles your data, why, and what your rights are.
What it is not
- The badge is not automatic: a person grants it after seeing the certificate of title.
- It is not a document store: the certificate is seen once and only the registration number and date remain.
How it works · Granting the owner badge
- Start · Owner: Shows the team their certificate of title
- Step · Team: Views it and checks the holder matches
- Decision · Team: Is the certificate 30 days old or less?
- End: Stays a Founder until bringing a new one
- Step · Team: Records the registration number and date
- At once · Innmobiliaria: At the same time
- End: Sees "Verified owner" with its date
- End: Keeps no copy: only number and date
Its pieces 4
You know who processes your data, for what purpose and what your rights are under Colombia's data protection law, Law 1581. The policy is one tap away from the sign-up consent and from the footer of every page.
The data processing policy under Colombia's Law 1581The team sees every registration with its level and date, works through the verification queue and follows up over WhatsApp. The owner badge is granted after viewing the title certificate: only the registration number and the date are stored.
The team panel: every listing with its photos, level and badgeThe team sees the campaign's real funnel: how many listed, how many have photos and how many are verified. From there it sends batch emails with three fixed templates, each send logged and within the daily email cap.

Founder quota per locality, listings so far and spots leftCards 3
What is the team panel for?
It is the private space where a team member sees every listing with its level and date, works the verification queue, grants the owner badge and follows up with founders on WhatsApp. Only the authorized email can sign in.
What does the team decide, and what does the database count?
The home page's spot counter combines both: the quota a person sets minus the owners who actually listed. Scarcity is real, or it isn't shown.
The team sets it for each locality. If it doesn't, the home page shows no counter there.
They come from the database and cannot be edited: the number of listings is real.
The team sends the badge campaign email to founders: who gets it?
Only those who left an email when listing, which is optional, each in the language they listed in. The send is logged and stays within the daily email cap, which visits and alerts use first.
2.5 · Find without an accountFilters, a map where you draw your zone, favorites to compare and alerts that arrive on their own. · 5 features
What it solves
Home seekers in Bogotá want to filter, locate and compare without opening yet another account. Here they search by filters or by drawing their area, save and compare, and get an email only when something is new.
It fits if
- You know which neighborhoods you want and would rather draw your area on the map.
- You decide as a couple or a family and want to compare up to four listings and leave notes.
- You don't want to search every day: you'd rather get an email digest when something turns up.
What it is not
- The map shows no addresses: each listing is placed by its neighborhood's area, never by a pin.
- Alerts are not instant and never come by WhatsApp: you get one digest a day, by email only.
How it works · From search to alert
- Start · Buyer: Opens Search, with no account
- Step · Buyer: Filters or draws an area on the map
- Decision · Buyer: Found something they like?
- Step · Buyer: Saves with a heart and compares up to 4
- Step · Buyer: Saves the search as an alert
- End: Shares a list with notes
- Decision · Buyer: Email confirmed?
- End: Gets a daily digest, only if there is news
- End: Deletes the alert after 7 days
Its pieces 5
You find live listings from owners selling directly in Bogotá by type, locality, price and bedrooms, or by drawing your zone on the map, even with the keyboard alone. No account needed, and the search stays in the link so you can share it.
The zone drawn on the map, its neighborhoods shaded by live listingsYou know at a glance who proved they are the owner. Every card and every page carries a single badge, with symbol and text: Verified owner with the date of the title certificate, re-verification pending, or Founder.

What is the area data?
Three context figures on each listing page: the median asking price per square meter in the area, how many live listings there are, and the city cadastre's reference land value. Each carries its date and source; the cadastre figure covers land only.
"Founder" or "Verified owner"?
Both are direct owners and list the same way. The proof is what differs: every card and page carries a single badge, with symbol and text, so you can tell at a glance who proved ownership.
Listed without showing any papers. It is the entry level.
Showed the team a certificate of title no older than 30 days. The badge carries that certificate's date.
An owner lowers the price of a listing that matches your alert: will you know?
Yes, if the drop is 1% or more: it shows up in your daily email digest. If the drop is smaller or the price goes up, no one is notified. Every email has a one-click unsubscribe.
2.6 · Trust on both sidesThe owner proves they own it, the buyer proves they are real and the anti-fraud rules are there for anyone to read. · 4 features
What it solves
Without a middleman, the fear is not knowing who is on the other side. Here owners prove they own, buyers prove their WhatsApp is theirs, and the anti-fraud rules are written down for anyone to read.
It fits if
- You are an owner and want to know who is asking for a visit before you open the door.
- You are buying and want to earn more trust: besides WhatsApp, you can validate your ID card if you wish.
- A listing looks suspicious and you want to report it without the owner knowing it was you.
What it is not
- Verifying WhatsApp proves the number is yours, not who you are: that is what the optional ID check is for.
- A flag or a report never hides a listing on its own: a team member reviews it and decides.
How it works · From verified buyer to the owner's buyer card
- Start · Buyer: Wants to message or request a visit
- Step · Buyer: Sends the pre-written code on WhatsApp
- Decision · Buyer: Also validates their ID card?
- Step · Buyer: ID and name checked by the registry
- Step · Owner: Sees the buyer card before accepting
- End: Proposes times or declines
Its pieces 4
The owner knows the message comes from a person with a real number. To contact or book, the buyer sends a pre-written code from their WhatsApp to Innmobiliaria; browsing and saving stay free, and receiving that message costs the platform nothing.
The code the buyer sends over WhatsApp to get verifiedBuyers who want to build more trust can, if they wish, validate their national ID card (cédula) and name against the national registry (Registraduría) through a provider. The number is not stored: only the fact that it passed and when.
Buyer identified with their ID card; nobody sees the numberBefore accepting a visit, the owner sees who is asking: name, the last 4 digits of their WhatsApp, whether they are identified, why they are looking, what they declared and how many visits they attended. The owner never sees their email, and can require identified buyers.
The buyer card the owner sees before accepting a visitFour written, public rules flag to the team a price 30% below its area, a photo reused with another phone number, the same registration number with another phone number, or a WhatsApp number with two names. Any verified buyer can report, and a person decides.
Fraud review: a price 44% below its area and a buyer reportCards 3
What does a verified buyer prove?
That the WhatsApp number is theirs. To contact or book, they send a pre-written code from their number to Innmobiliaria; the code lasts 10 minutes, works once and must come from the number they entered. Browsing and saving stay open to all.
Verified buyer or identified buyer?
Verifying WhatsApp is what contacting requires; identifying is optional and builds more trust. The owner sees on the buyer card which one each buyer has.
Proved their WhatsApp is theirs by sending a code. Enough to message an owner or request a visit.
Also validated their ID card and name with the national registry. The number is not stored: only that it passed, and when.
A buyer who hasn't identified asks to visit and you require identified buyers: what happens?
Their request waits on hold until you accept it anyway; buyers who identified with their ID card go straight through. That buyer can still message you on WhatsApp: the rule applies to visits.
2.7 · Contact and visitOne tap to message the owner and a visit booked end to end, with a reminder. · 2 features
What it solves
Messaging an owner and setting up a visit is usually a chain of loose messages. Here one tap opens the chat with the message ready, and the visit is booked end to end, with an email reminder.
It fits if
- You saw a listing and want to message the owner now, with a message about it already written.
- You want the owner to propose times and to confirm one without back-and-forth messages.
- You are an owner and want to know who opened a chat with you and whether they showed up.
What it is not
- The app sends no WhatsApp messages: visit notices go by email.
- It never publishes your address: you give it to the buyer on your own WhatsApp once the visit is confirmed.
How it works · Message or visit, end to end
- Start · Buyer: Opens the listing, WhatsApp verified
- Decision · Buyer: Message the owner or request a visit?
- Step · Buyer: One tap opens the chat, message ready
- End: Sees it under buyers who opened a chat
- Step · Owner: Proposes up to three time slots
- Decision · Buyer: Does any slot work?
- Step · Innmobiliaria: Emails both a reminder the day before
- End: Marks whether the buyer showed up
Its pieces 2
With your verified WhatsApp, one tap opens the chat with the owner with a pre-written message about the listing. The contact is logged for both sides: the owner sees it under “Buyers who opened your chat”.

The time slot the owner proposes, ready to confirmCards 3
What gets recorded when you message with one tap?
That you opened a chat with that owner. They see it in their list of buyers who opened a chat, with your name, the last 4 digits of your number and the date. Your full number appears on no public page.
Message the owner, or request a visit?
Messaging opens a conversation between you. The visit is handled by the app end to end: time slots, confirmation, an email reminder and attendance marked by the owner.
One tap opens WhatsApp with a message about the listing already written. A verified WhatsApp is enough.
You say what you are looking for and leave an email for notices; the owner sees your card and proposes up to three slots.
You confirmed the visit: how do you get the exact address?
The owner sends it from their own WhatsApp. Only once you confirm do they see your full number and a button to message you; before that, they see the last 4 digits. The app neither publishes addresses nor sends WhatsApp messages.
2.8 · Decide with numbersA range, not an appraisal; a monthly payment, not a loan approval; the paperwork with its regulation before you sign. · 4 features
What it solves
Buying without knowing whether a price makes sense, what you can afford or what closing costs is buying blind. Here every number comes with its comparison or its rule: a range, not an appraisal.
It fits if
- You saw a price and want to know if it is in range, above it or suspiciously cheap.
- You want to know your monthly payment and the highest price your income allows.
- You are about to sign the purchase promise and want to know what each side pays at closing.
What it is not
- "Is it overpriced?" compares only with Innmobiliaria listings: it is what owners ask, not an appraisal.
- The certificate-of-title reader is built but switched off until it is validated with real certificates.
How it works · From a listing's price to what you can afford
- Start · Buyer: Opens a for-sale listing
- Decision · Innmobiliaria: Five or more similar listings?
- Step · Innmobiliaria: Compares its m² with the area's range
- Step · Buyer: Works out the payment in the tools
- Decision · Innmobiliaria: Payment within 40% of income?
- End: Checks the closing costs for that listing
- End: Searches filtered by what they can afford
Its pieces 4
You know whether a price makes sense: its price per square meter is compared with similar listings in the area, and the answer is within range, above range or suspiciously cheap. It is a range, not an appraisal; with fewer than five comparables, no answer is given.
Is it overpriced? Price per m² against 6 similar listingsYou know how much you would pay each month and the highest price you can afford. With price, down payment, term, rate and income it calculates your payment and whether it fits within the 40% of income set by regulation, and it opens the search already filtered.

How is "Is it overpriced?" answered?
The listing's price per square meter is compared with similar listings: same type and deal, size within ±30% and live today. The range runs from the 25th to the 75th percentile, with how many listings counted, their date and source.
A range or an appraisal?
The range tells you whether an asking price makes sense next to other asking prices. It does not say what the home is worth or what it will sell for.
What owners ask for similar Innmobiliaria listings. It improves with more listings; with fewer than five, none is given.
Something else: "Is it overpriced?" neither gives nor replaces one, and it is not the closing price either.
A listing asks 30% or more below its area's median: what does the app tell you?
"Suspiciously cheap", with symbol and text, plus the usual advice: visit before paying, ask for the certificate of title and never pay anything up front.
2.9 · New housing, for realWhat you really pay for a brand-new home and what the ad doesn't say, with the source of every figure. · 7 features
What it solves
New-build ads show a "from" price and leave out the rest. Here buyers who want a new home see the least they will really pay, what the ad doesn't say, and what new or resale gets them for the same money.
It fits if
- You are torn between new and resale and want to see what your budget buys in the same area.
- You pay rent and want to know what waiting for handover will cost you.
- You want to know which housing subsidies fit your household income.
What it is not
- "You pay at least" is a floor, not a total: what is left to add is named, with no made-up figure.
- The honest sheet accuses no one: it names what the ad leaves out and sets sales slogans apart.

- End: Emails a notice; the request stays open

The "from" price plus registration fees and parking sold separately, every peso with its rule.
You have a budget for a new home in the Sabana: does it compare with resale?
No. Innmobiliaria lists resale homes only in Bogotá, so in the Sabana it doesn't compare, and says so. In Bogotá it won't compare either with fewer than five comparable resale homes in your budget and area, and it tells you so.
2.10 · Photo help, in two languagesA photo session you request from your listing, and the whole app in Spanish and English. · 2 features
What it solves
Not every owner can take good photos, and not every buyer reads Spanish. Here owners request a photo session from their listing, and the whole app works in Spanish and English on the same link.
It fits if
- You'd rather have someone from the team photograph your home.
- You live abroad or read English more easily: the ES/EN switch changes the app and remembers it.
- You listed in English and want your notices to arrive in English.
What it is not
- The app doesn't book the photo session by itself: the team messages you on WhatsApp to agree on a day.
- The language of your notices is set when you list and cannot be changed later.
How it works · Requesting your photo session
- Start · Owner: Opens Photo session in their listing
- Step · Owner: Picks weekday, Saturday or Sunday
- Step · Team: Messages on WhatsApp and schedules it
- Step · Owner: Sees it scheduled, with date and time
- Decision · Owner: Is the session still on?
- End: Marks it as done
- End: Cancels it while it is still open
Its pieces 2
You request a photo session from “My listing”, choosing weekday, Saturday or Sunday, and the team messages you on WhatsApp to agree on the day. You see whether it is requested, scheduled, done or canceled; requesting it costs nothing and commits you to nothing.
The photo session the team scheduled, as the owner sees itThe whole app exists in Spanish and English at the same link: it picks up your browser's language, the ES/EN switch changes it and remembers your choice, and owners receive their notices in the language they listed in.
It runs through the whole app.Cards 3
What is the photo session request?
It is the photo session you request from your listing, choosing a weekday, Saturday or Sunday. The team messages you on WhatsApp to agree on a day, and you see its status: requested, scheduled, done or canceled. Asking costs nothing and commits you to nothing.
The page's language, or your notices' language?
They are separate: you can read the app in English and still get your notices in Spanish, if you listed in Spanish.
Follows your browser's language; the ES/EN switch changes it and remembers. The link stays the same.
Arrive in the language you listed in, and that language cannot be changed later.
You send your listing page to someone who reads English: do they see it in English?
Yes, if their browser asks for English before Spanish: the same link shows in the language of whoever opens it, and ES/EN switches it anytime. Prices stay in Colombian pesos.
03 · From listing to visit, direct and verified
The whole path. No swimlanes: every box says who does it, and the ones with the screen icon show it.
- Start · Owner: Wants to sell or rent without intermediaries
- Step · Owner: Lists the property in three steps
- Step · Innmobiliaria: Hands over the private “my listing” link
- Step · Owner: Uploads photos and writes the description
- Decision · Owner: Wants the owner badge?
- Step · Owner: Shows the title certificate
- Step · Team: Grants the badge with the certificate's date
- Step · Innmobiliaria: Shows the listing live for 60 days
- Step · Buyer: Searches with filters or draws a zone
- Step · Buyer: Compares the price with the area
- Step · Buyer: Verifies WhatsApp by sending a code
- Step · Buyer: Requests a visit and says why they are looking
- Decision · Owner: Is the buyer on the card a good fit?
- Step · Owner: Proposes up to three time slots
- Step · Buyer: Confirms the slot that works
- Step · Innmobiliaria: Emails both a reminder the day before the visit
- Step · Owner: Marks whether the buyer showed up
- Decision · Owner: Closed the deal?
- End: Sells directly, with no commission
- Decision · Owner: Renews the listing in time?
- Step · Innmobiliaria: Stops showing it, without deleting it
- End
Process notes
- 1Lists the property in three steps. No account or password. Without express consent there is no registration (Law 1581): the date is stored in the same row.
- 2Grants the badge with the certificate's date. The certificate is viewed once and never stored: only the registration number and the date remain.
- 3Verifies WhatsApp by sending a code. Browsing and saving are free; messaging or booking requires a verified WhatsApp. The owner never sees the buyer's email.
- 4Is the buyer on the card a good fit?. Name, last 4 digits, verification level and visits attended. The owner can require identified buyers.
- 5Shows the listing live for 60 days. The anti-fraud rules flag listings to the team; a person reviews and decides, nothing is hidden automatically.
04 · Built with method
Every figure says where it comes from. And what the app does not do is spelled out too.
The figures, with their source
Where does it come from?
One per section of the user manual: 13 from the first cycle and 24 from the complete product.
Where does it come from?
The app’s pages: 26 for sellers, buyers or the public, and 7 for the team.
Where does it come from?
Counted by the test suite itself when it runs. They check the logic and every component, that Spanish and English say the same thing, the certificate reader, and that no forbidden figure reaches the screen.
Where does it come from?
End-to-end journeys in a real browser, on mobile and desktop, against a real database.
Where does it come from?
How much of the app’s logic the tests run through. Continuous integration won’t let it drop, and the certificate reader and the anti-fraud rules have every path covered.
Where does it come from?
The architecture and product decisions written down and numbered in the repository.
Where does it come from?
It’s a product rule: everything runs on deterministic code. Using AI would first require a written decision.
Where does it come from?
At this volume, everything fits in its services’ free plans: hosting, photos, database, email and analytics. Verifying the buyer’s WhatsApp is free. The custom domain is not included.
What it is built with
- Next.jsthe whole app, served from the edge on Cloudflare Workers
- TypeScriptstrict mode across the entire repository
- Supabase (Postgres)the database, with row-level security from the first table and every write through a transactional function
- Cloudflare R2the photos, uploaded from the browser with a signed URL
- Vitest y Playwrightthe tests: pure engine, components and real browser journeys
- Brevo y PostHogbatch campaign emails and funnel analytics, with no personal data
- MapLibrethe drawn-zone map, with the neighborhoods from the Bogotá cadastre
- WhatsApp Cloud API y Diditbuyer verification: WhatsApp receives the buyer's code, without the app sending any messages, and Didit checks the optional ID card, which is not stored
Your data
- Without express consent there is no registration: Colombia's data protection law, Law 1581, is met by construction, with the consent date stored in the same row.
- Only the minimum necessary data is requested.
- The owner's number is never on their public page: only a buyer with a verified WhatsApp can message them, and only if the owner turned that on.
- The title certificate is viewed once and never stored: only the registration number and the date remain.
- The key of each listing's private link sits in the part of the address the browser doesn't send, so it never reaches the server or its logs.
- Analytics captures no personal data, does not record the screen and does not track browsing.
- Buyers prove their WhatsApp by sending a code, and the platform only receives the message; their ID card, if they use it, is checked against the national registry (Registraduría) and the number is not stored.
- The price, income and rent they type into the tools stay on their phone.
What it never does
- Charges a commission on the sale or the rental.
- Stores your title certificate: it is viewed once and only the registration number and the date remain.
- Publishes your number, your email, your address or your registration number on your property's page.
- Registers anyone without their express consent (Law 1581).
- Hides a listing because of an automated signal: the rules flag it and a person on the team decides.
Its limits, stated
- Bogotá only: resale homes are listed and searched in Bogotá; new housing covers Bogotá and the Sabana with the month's magazine issue.
- “Is it overpriced?” compares only against Innmobiliaria listings: it reflects what owners are asking, not an appraisal, and it improves as listings grow.
- The title certificate reader is built and switched off: it turns on only once it has been validated with real certificates.
- The paperwork uses 2026 rates: from January 1, 2027 it names them without a figure and refers you to the notary's office.
